There is no single right moment to buy. Prices and rates move, and no one can predict them with certainty. A better question is whether you are ready, and whether the numbers work for you today.
1. Check your financial readiness
- Do you have enough saved for the down payment, closing costs and an emergency cushion?
- Is your credit in good shape?
- Is your debt-to-income ratio within the range lenders look for? The limit varies by loan program.
- Is your income steady?
2. Look at the monthly payment, not only the rate
Interest rates affect affordability, and a small change can move your payment by a noticeable amount. The question is whether the full payment, with taxes and insurance, fits your budget comfortably. Some buyers purchase now and look at refinancing later if rates fall, but that is never guaranteed.
3. Consider the local market
Prices differ from one area to another. In a competitive market, waiting may mean paying more, and in a cooling market you may have more room to negotiate. A local agent can show you what is happening where you want to live.
4. Think about your timeline
If you expect to stay for several years, buying can make sense. If you may need to move soon, renting may be the safer choice, because buying and selling have significant costs.
If you decide to buy now
- Get pre-approved to know your price range
- Compare loan programs such as conventional, FHA, VA and USDA
- Ask about seller concessions toward closing costs
- Consider a smaller or starter home if prices are high where you live
If you decide to wait
- Keep saving for a larger down payment and reserves
- Work on your credit and pay down debt
- Study neighborhoods and prices so you are ready
Either choice can be a good one when it fits your goals and budget.
